Global Service e Facility Management
Global Maintenance Service is defined (UNI 11136: 2004) as an outsourcing contract under which a contractor entrusts to an assumptor, for a defined period of time, an integrated real estate maintenance activities with full responsibility by the assumptor on the results in terms of achievement and / or maintenance performance levels established by the client.
The term Facility Management means the integrated management of a plurality of services, processes and activities supporting the primary activities of an organization, addressed to the buildings, spaces and people.
Primary activities are identified as “priority processes” developed and managed in-house to the organization of the client, in which is focused the know-how, and everything (activities, rules and technologies) that helps to generate the competitive advantage of the customer.
The S.M.S. S.p.A. S.B. through an integrated management of support services (real estate, people and spaces) enables clients to focus on their core business of the company.
Project Management
As a complement to the services described the S.M.S. S.p.A. S.B. has developed in its organizational structure a fund of Management regarding the management of projects:
- Project Management: monitoring, supervision and coordination of the design and construction of buildings and plants on behalf of the buyer.
- Energy Management: integrated and detailed analysis of the energy system of both systems and buildings. The S.M.S. S.p.A. S.B. is able to propose solutions to optimize energy efficiency and to design and implement systems of alternative energy.
- Building Management: all activities for monitoring and managing the maintenance of facilities and buildings.
